MEET VITO

Vito Doria, Broker

Vito started his real estate career in 1988, entering into a recession and having some of his best years of real estate. Vito is known for his strict attention to detail, doing the splits, and taking as many extra steps as needed to get clients what they deserve and expect, whether on a personal or business level.

He is an outside-of-the-box thinker and takes pride in responding to every single voice message, email or text he receives from clients by calling them back – clear communication is one of his core values.

Vito won't let anything slip by; he always remembers! He is fantastic with numbers, and there is a reason a lot of his clients have become friends over the years; his honesty and integrity are a compass for the relationships he works on developing.

Dagmara Lulek,

Dagmara is a Senior Real Estate Specialist with an excellent work ethic, a young builder with legal and insurance background.

Dagmara started real estate in 2009 because of her love for people and homes. At an early age, she began exploring her interest in planning, building and decorating houses. Dagmara’s favourite activity with clients is showings, where she gets to see and explore with her clients the many layouts, designs, and decorations and discuss opportunities while letting her creativity run wild.

Dagmara is a social butterfly; her natural drive is to help people.

“I believe we should always be helping people in many different ways in life, and mine is to make clients feel more comfortable, educated and distressed during the handling of one the most important assets they own. I love to bring honesty and peace to my clients when they need it most.”

Dagmara immigrated to Canada from Poland at a young age and was raised, along with her sister, by her two hard-working blue-collar parents in Toronto. She reads, writes and speaks in Polish!

Dagmara graduated from Court and Tribunal Administration, worked in an insurance and law firm before she found her happy place in Real Estate and never looked back.

Dagmara’s talents in planning, building and decorating allow her to support clients at the many stages of owning, caring and adding value to a new home.

Dagmara is also a loving mom to her son and a self-proclaimed food lover, cooking enthusiast and organizing adventurer.

  • Purchasing a home requires considering several factors such as whether the house is empty and the seller wants to close immediately, or if they need time to find a new home, which could result in a 60-90 day closing. It's up to you whether you want to explore multiple options or choose the first home you see. However, it's advisable to allocate some time for searching and obtaining a pre-approval to secure a favourable interest rate.

  • When buying a new home before selling your old one, it's important to keep in mind that market conditions can change. If prices drop, you may need a larger down payment for closing, and you may not get the same price you were hoping for. It's often best to shop for a new home without the added stress of selling your old one and knowing your budget. However, some people choose to buy first and make adjustments accordingly.

  • The question of when to buy real estate is a common one, but there is no one-size-fits-all answer. It depends on various factors, including personal circumstances and market fluctuations. Real estate prices have generally increased over the decades, so if you're buying for personal use, waiting may not be the best choice.

  • Timing is crucial when selling a home. Spring may seem like the best time, but there could be competition. Consider selling before or after the rush. Some homes show better in summer or winter and should be sold during those seasons.

  • Downpayment will depend on the outcome you are looking for, but in the simplest terms, 5% is the minimum requirement in Ontario if you meet the remainder of the guidelines. 20% is required if you do not want to purchase additional insurance.

  • Closing costs will vary, and some examples are; home inspection, land transfer tax, lawyer fees, closing adjustments like property taxes and rental items, appraisal fees, and insurance fees if less than 20% downpayment.
